How much does a commercial roof cost in Adelaide?

Typically, you can expect to pay $60 to $90 per square metre of metal roofing. The exact cost will normally depend on your roof’s angles, your choice of materials, and the roofing contractor you use.

When you get quotes, make sure you compare inclusions. For example, check whether:

guttering and fascia are included
waste disposal is included
roof insulation blankets are being replaced
the roofing materials are the same or not
works are being conducted during business hours and, if so, how business disruptions will be minimised
the building contract includes workmanship warranties
the builder is fully licensed and holds appropriate insurances.

How often do metal roofs need to be replaced?

Most COLORBOND roofs have a warranty period of around 45 years – and, with proper maintenance, can easily last 60 to 70 years. (Keep in mind that you may need to replace the fasteners more often.)

Are commercial tenants responsible for roof repairs?

Responsibility for roof repairs depends on your lease. If you’ve entered a retail lease, the lessor – your landlord – will probably be liable for repairs. If you’re in a commercial lease, though, there might be more nuance; some commercial leases have clauses around building maintenance and repairs.

The best way to confirm who’s responsible is to check your lease contract or ask your solicitor.

What’s the material warranty on a COLORBOND roof?

It depends on your property, use case, and location. The simplest way to view the available warranties for different products is to use BlueScope’s warranty calculator.

How do roof leaks happen on commercial buildings?

Commercial roofs can leak for a few reasons.

The waterproofing hasn’t been done right. If that happens, you’ll probably be able to claim the repairs through insurance or the builder’s warranty (if they’re still in business). Keep in mind that, as a business, the domestic building warranty under the Building Work Contractors Act 1995 (SA) won’t apply to you.
The waterproofing products used have been defective. You’ll probably need an independent report from a commercial roofing specialist to gauge whether the cause of the leak is product- or workmanship-related. If it’s the former, you’ll need to take that report, get photos, and submit them both to the product manufacturer.
The roof has been damaged by wind or an object impact. The simplest solution is normally to lodge an insurance claim and get the damaged section replaced.
Corrosion or age have compromised the roof’s integrity. Very old commercial buildings, especially those roofed with concrete tiles, often have failure points. If you think that could be the case for your roof, get a roofing specialist to inspect it and confirm – you’ll probably need a full roof replacement.
